Painting in Sea Point

Sea Point is mostly vertical. The bulk of the painting here is sectional title blocks between three and twenty storeys, which changes the economics completely: access equipment can account for a third of the total, and the quote should show it as its own line rather than burying it in a rate per square metre. Anything above about six storeys means swing stage or rope access, and that carries its own safety file, permits and insurance requirements.

Exposure varies enormously street by street. A Beach Road elevation takes direct salt spray and driven rain off the Atlantic and will fail years earlier than the same wall on High Level Road. Parapets, balcony slab edges and window reveals go first, followed by the steel - balustrades, gates, meter boxes and handrails. A block repaint that skips the metalwork and the slab edges is a cosmetic job that will look tired in three years.

What Painting Costs in Sea Point

Rates we quote on Sea Point work. Block exterior pricing is per square metre of wall surface, which is the only fair way to compare tenders across contractors.

JobTypical range
Block exterior - rope access or swing stage (per m²)R210 - R340/m²
Block exterior - scaffolded low-rise (per m²)R135 - R210/m²
Common areas - lobby, passages, stairwells (per floor)R6 500 - R12 000
2-bedroom flat - walls and ceilingsR12 000 - R19 000
3-bedroom flat - full interiorR18 000 - R29 000
Balcony soffit plus railing enamel (per balcony)R2 800 - R5 500
Slab edge and parapet repair (per lin m)R280 - R520
Basement or parking wall coating (per m²)R95 - R160/m²

Access equipment, concrete repair and waterproofing should each appear as separate line items. If a block tender gives you one number for the whole building, you have no way of telling whether the cheap bid simply left out the metalwork.

Best Time of Year to Paint in Sea Point

For high-rise work the constraint is wind, not rain. Rope access and swing stage crews stand down when gusts pick up, and on the Sea Point seafront that happens often between November and February when the south-easter runs. A block repaint booked for midsummer regularly loses a week or more to stand-down days, and someone pays for that time.

Autumn is the sweet spot: March to late April gives you warm walls, low rain and calmer air. September to early November is the second window. Avoid May through August - between the rain and the sheer amount of moisture sitting in a seafront wall, coats will not cure. Interiors are unaffected and winter is a good time to get flats and common areas done at better rates.

  • March to late April is the best window for a full block repaint - calm air and dry walls
  • September to early November works as a second option
  • Expect stand-down days for wind if you schedule high-rise work in December or January
  • May to August: interiors and common areas only
  • Wash down the salt film immediately before priming, not a week before - it comes straight back

Which Paint to Use in Sea Point

On a seafront block the coating system matters more than the brand. Beach Road elevations want a high-build flexible product - Plascon Micatex or an elastomeric like Duram NS4 over hairline-cracked plaster - because movement cracking plus salt ingress is what actually destroys these facades. On sheltered inland elevations a quality acrylic such as Dulux Weatherguard is plenty and costs less.

The metalwork is where money is wasted. Balustrades, handrails and gates must be taken back to clean steel, primed with a zinc-rich or rust-converting primer, then finished in enamel. Galvanised surfaces need an etch primer first or nothing will stick. For lobbies and passages, use a scrubbable interior product like Plascon Double Velvet rather than a matt - hallway walls in a busy block get marked constantly.

  • Seafront elevations: Plascon Micatex or an elastomeric coating over crack-prone plaster
  • Sheltered elevations: Dulux Weatherguard or Plascon Wall & All
  • Parapets and slab edges: liquid waterproofing membrane, then topcoat - do not just paint them
  • Steel: back to bare metal, zinc-rich primer, enamel finish. Etch primer first on galvanised
  • Common areas: washable low-sheen interior acrylic, not matt
  • Flats: water-based enamel on frames so occupied units are liveable the same evening

Before You Repaint in Sea Point

  • Get a proper condition survey before tendering a block repaint - concrete spalling is a structural cost, not a painting cost
  • Make sure the tender separates access, prep, waterproofing, metalwork and paint
  • Confirm the contractor carries public liability cover and a working-at-height safety file
  • Fresh water rinse of all salt-exposed surfaces before priming - a dry brush-down is not enough
  • Agree unit access arrangements with residents in advance; balcony work needs someone home
  • Check that the specified product is actually available in the tinted colour before signing off

Block and body corporate painting in Sea Point

Sea Point Painting Questions

What does a full block repaint cost in Sea Point?
Between R135 and R340 per square metre of wall, depending on how the crew reaches the surface. Scaffolded low-rise sits at the bottom of that range; rope access or swing stage on a tower sits at the top. Concrete repair and waterproofing are priced on top of that.
Why do seafront elevations fail so much faster?
Salt spray is hygroscopic - it holds moisture against the surface and works into every hairline crack, so the film loses adhesion from underneath. A Beach Road wall can need attention in three to four years where a sheltered wall on the same block goes seven.
Should the body corporate accept the cheapest tender?
Only after checking what each one includes. The cheap bid usually excludes the metalwork, the slab edges or the waterproofing - all of which you will pay for separately within two years. Compare the specification line by line, not the bottom number.
Can you paint while residents stay in the building?
Yes, that is normal for block work. Water-based products keep odour down, balconies are done unit by unit with notice, and common areas are phased so access is never fully blocked.
When is the best time to schedule a block repaint?
March to late April. Walls are dry, the air is calm, and rope access crews lose far fewer days to wind than they do in December and January.
